51 plots in Box Wood were marked out for sale, so there’s a way to go before it can be ascertained who owns the whole wood, or various parts of it.
Much of what we know about sales and ownership of plots in Box Wood is speculation at this stage: We do know that SIPP Investment Ltd incorporated in June 2020 purchased the lease of the whole wood at around £3k per acre on 24th July.
On 21st July an alleged member of the Irish travelling community advised us that he and partners had bought plots 3 and 4 (the only plots with access to the main gateway) from the new leaseholder (SIPP) by private treaty prior to the sale of the lease and first auction on 29th July at around £25k per plot.
The July auction saw the auctioneers (then named Exclusive Properties) advising that the two large parcels, comprising some 32 out of the 60 acres of wood, were the last of its client’s holding (see picture). Each parcel had a guide price of £175k (c.£11k per acre). Only the western parcel sold at that time, but the bidder subsequently failed to complete.
On 14th September, a day before its auction, Exclusive Properties reduced the guide price for 9.8 acres from £330k to £75k (c. £7.7k per acre) and offered Plot 5 at a guide price of £20k. Neither appear to have sold.
Some 36 acres offered at auction on 9th September failed to meet its reserve price of £250,000 (c.£7k per acre).
The Barnard Marcus auction on 14th October confirmed the following sales for plots of around 1 acre: plot 9 – £250, plot 10 – £500 and plot 11 – £1,500. BM advised that Plot 8 was sold for £4,250 but that has been relisted. Is that now being resold? Did the successful bidder fail to complete on the sale?
